COUNCIL POLICY

Before deciding to build a granny flat, you must determine if you have sufficient space on your block, and check with your local Council regarding their granny flat policies.

All Councils across Australia have their own local policies and what applies in one shire is not necessarily what will apply in your shire.

NSW Councils encourage the building of granny flats to meet their housing demands with 10 day building approvals granted while  Queensland continues to drag its feet despite the States population growth.

As such, it is very important when asking the Council questions related to granny flats, to know how to put a question to the Council that will yield positive feedback.

Granny flats are allowed providing they are under a certain size. This size differs from state to state and in different suburbs. Be sure to find out what is the largest size granny flat that you can build and any other regulations pertaining to the construction.

In some instances QLD policies regard granny flats to a second dwelling and it is illegal to build a second dwelling without permission.

If Council believe you are erecting a second dwelling they will not grant a permit.

In most cases, Yes. Check with your local Council first as there may be an easement on block where you want to build.  Or, contact us for our work sheet, as this will help to identify what size you can build.

It is the layout of your block of land that shows the position of any existing buildings and the contours of the land. Our Architect uses a site plan to accurately position the granny flat on your property.

granny flatWHO SUBMITS PLANS TO GAIN A BUILDING PERMIT?

NDG will process everything necessary to gain a building permit unless you are an owner builder in which case you will obtain your own building permit.

When we know what the bush fire rating is for your area, our standard designs will comply with the bushfire regulations. Normally we comply with Level 2 requirements, for a small charge these can be upgraded to Level 3.

granny flatCYCLONE RATING

We provide working drawings to comply with cyclone rated areas. Some of our designs are not suitable for those areas.  Building in a cyclone prone area incurs additional costs to comply with material regulations.

No, we offer you a preliminary quotation prior to site visitation at which time we firm up your specifics.

granny flatCHANGES TO THE FLOOR PLAN?

If you require floor plan changes or amendments we ask that you download a copy of the floor plan, make those changes and email back to us. Any cosmetic changes made to the standard design are done free of charge. If you wish to see a floor plan layout showing your changes prior to working drawings being finalized, a small fee is charged for the time involved.

No! we keep all our roof lines as shown in our website, to reduce costs making it easier to construct without cutting any sheets.

We can supply ceilings from 2.4m to 2.7m.

granny flatAS AN OWNER BUILDER, CAN I PAY FOR MY KIT MATERIALS IN STAGES?

In most cases, delivery of materials is made in stages where payment is made for each stage in advance. Where this might change is where the granny flat is to be built in remote areas.

Our kits are owner-builder friendly and come with instructions clearly marked on the drawings

We will work with your designs however to accurately provide a quotation, the design needs to be professionally drawn which incurs a fee to do that.

If you live within a 50 mile radius of Brisbane, we can meet with you to carry out a site inspection. We charge a small fee upfront, which is refunded upon a contract being signed.

granny flatHOW LONG DOES IT TAKE TO BUILD A GRANNY FLAT?

A build time can vary from 6-8 weeks, however variables such as weather, time schedules, delays in materials and the complexity of preparing the foundations need to be taken into consideration.

Lock Up is where the building can be securely locked up ready to be fitted out internally.   You do the fit out.

Generally it is understood that an owner builder will have the basic skills and experience to undertake the project.  We are on hand to assist.

granny flatWHAT DO I NEED TO PROVIDE IF MY LAND SLOPES?

If the construction needs to be on stumps, we will require a detailed survey plan that will show the levels so that we can determine what height stumps are necessary.  

granny flatCAN THE GRANNY FLAT KIT LOOK THE SAME AS MY HOUSE?

Yes, the external materials can be provided to look similar to your house taking into account that materials do weather with time and so a complete match might not be possible.   

granny flatCAN WE BUILD A GRANNY FLAT ON TOP OF A GARAGE SLAB??

In some cases a granny flat can be built on top of a garage slab which is accessed on a case by case. Slab specifications for habitable dwellings and garages differ in that a house slab needs to be Class1 whereas a garage slab need only be Class 10.

Yes, a building permit is ALWAYS required which NDG arranges unless you are applying as an owner builder.

We build in a realistic price to have goods supplied to you. In most cases our owner build deliveries are in 3 stages so that the Owner Builder can safely construct a dwelling without having extra materials lying around that may get stolen. Where the property is in a remote location, we will arrange for 1 delivery to be made.

As a provider of granny flats Australia wide, we prefer to keep overheads down and to pass those savings to our customers. 

We use good quality building materials from reputable building suppliers. Bunnings is one of our major suppliers and wherever they have a granny flat display home, you can view the same materials externally and internally that we provide, unless the Bunnings kit has been constructed using steel whereas our kits are predominantly timber.

WHAT CAN YOU
EXPECT YOUR
GRANNY FLAT
TO LOOK LIKE

The inside is exactly the same as any traditional Australian home. The internal painted walls are Gyprock with standard house fittings from any hardware supplier.

The kitchen and bathroom can be as simplistic and cost effective as you choose, or more upmarket depending on your budget.

The quality of the taps, kitchen bench top, shower and vanity etc. are the personal touches to the home.

Our choice of materials may not suit you therefore Nova allows you to choose differently if you so desire.

The external finish is up to you. The basic granny flat is finished in Hardieflex. This can be texture painted, bricked over or fitted with any other building materials of your choice.

WHAT ARE PC ITEMS

Prime Costs (PC's) are the internal finishing's.

Sometimes our clients enjoy the challenge of purchasing their own finishing's and fittings and taking advantage of supplier sales.

Other times they prefer that the Nova Group organizes everything.

We will accommodate you whatever your desire.

Some of these items include for the kitchen carpentry, sink, oven, range hood, bathroom vanity and shower, WC's, laundry trough, light switches, tap ware, HWS etc.
