What are Prime Cost Items (PC)?
In most cases, Yes. Check with your local Council first as there may be an easement on block where you want to build. Or, contact us for our work sheet, as this will help to identify what size you can build.
It is the layout of your block of land that shows the position of any existing buildings and the contours of the land. Our Architect uses a site plan to accurately position the granny flat on your property.
NDG will process everything necessary to gain a building permit unless you are an owner builder in which case you will obtain your own building permit.
When we know what the bush fire rating is for your area, our standard designs will comply with the bushfire regulations. Normally we comply with Level 2 requirements, for a small charge these can be upgraded to Level 3.
We provide working drawings to comply with cyclone rated areas. Some of our designs are not suitable for those areas. Building in a cyclone prone area incurs additional costs to comply with material regulations.
No, we offer you a preliminary quotation prior to site visitation at which time we firm up your specifics.
If you require floor plan changes or amendments we ask that you download a copy of the floor plan, make those changes and email back to us. Any cosmetic changes made to the standard design are done free of charge. If you wish to see a floor plan layout showing your changes prior to working drawings being finalized, a small fee is charged for the time involved.

No! we keep all our roof lines as shown in our website, to reduce costs making it easier to construct without cutting any sheets.
We can supply ceilings from 2.4m to 2.7m.
In most cases, delivery of materials is made in stages where payment is made for each stage in advance. Where this might change is where the granny flat is to be built in remote areas.
Our kits are owner-builder friendly and come with instructions clearly marked on the drawings
We will work with your designs however to accurately provide a quotation, the design needs to be professionally drawn which incurs a fee to do that.
If you live within a 50 mile radius of Brisbane, we can meet with you to carry out a site inspection. We charge a small fee upfront, which is refunded upon a contract being signed.
A build time can vary from 6-8 weeks, however variables such as weather, time schedules, delays in materials and the complexity of preparing the foundations need to be taken into consideration.
Lock Up is where the building can be securely locked up ready to be fitted out internally. You do the fit out.
Generally it is understood that an owner builder will have the basic skills and experience to undertake the project. We are on hand to assist.
If the construction needs to be on stumps, we will require a detailed survey plan that will show the levels so that we can determine what height stumps are necessary.
Yes, the external materials can be provided to look similar to your house taking into account that materials do weather with time and so a complete match might not be possible.
In some cases a granny flat can be built on top of a garage slab which is accessed on a case by case. Slab specifications for habitable dwellings and garages differ in that a house slab needs to be Class1 whereas a garage slab need only be Class 10.
Yes, a building permit is ALWAYS required which NDG arranges unless you are applying as an owner builder.
We build in a realistic price to have goods supplied to you. In most cases our owner build deliveries are in 3 stages so that the Owner Builder can safely construct a dwelling without having extra materials lying around that may get stolen. Where the property is in a remote location, we will arrange for 1 delivery to be made.
