Granny Flat Council Approvals
The builder is generally responsible to liaise with the Certifier to get the Council approvals and building permits.
Regulations vary from council to council and state to state, however as long as the applications that are submitted adhere to the local council bi-laws and the Building Codes of Australia, Approvals and Permits are generally granted.
All new house construction (such as a granny flat) requires a building permit, however not all construction will require Council Approval. A building permit can take 3-4 weeks whereas a Council approval can take several months and typically involves a Town Planner.
As part of your due diligence it is important for you to make enquiries with local Council and ask questions in relation to your property. You can learn whether your property has an easement, is in a flood prone or bush fire zone. The more information you collect will help you better understand the building process.
